When a homeowner has reviewed estimates and is ready to choose a Home Improvement Contractor, what should they be looking for when signing a contract?
The law is very specific about home improvement contractors and contracts.
The most important things every homeowner should know is that every contract:
MUST BE IN WRITING (no handshakes or promises)
Show the Contractors Registration number on the first page
Contain the dates the work will begin and finish
Show the total amount agreed to be paid for the work (no time and materials)
Have a detailed description of the work to be done
And the contract should have a written notice of the homeowner’s right to cancel within 3 days of signing the contract.
What can a homeowner do to be sure their work is done by a contractor who is compliant with the law?
Review the contract to be sure it meets all the requirements and that it is consistent with the estimate, especially regarding price and time. MAKE SURE you get a signed copy of the contract before any work begins. Also, make sure the contractor is responsible for taking out all required permits. If the homeowner takes out the permit they will exempt themselves from recovery from the statutory guarantee fund if they end up in a dispute later on. It is also very important that the contract require and you should insist that any changes to the work or price are done in writing and signed off -on by both parties
